Land Entitlements

Site Entitlements and governmental approvals can be time consuming and complicated. We maneuver projects through the various entitlement phases to include due diligence, preliminary master planning, budgeting, rezoning, and the community engagement process.

Infrastructure Development

In a highly competitive market, it is of the upmost importance to “Value Engineer” our projects during the design phase. This enables us to ensure we have the most cost-effective design that will meet each municipalities standards. Utilizing Value Engineering techniques gives Cambridge a market advantage over others. In addition, all projects are managed in house so our processes and systems can be utilized throughout the infrastructure installation. These processes and contractor relationships allows our projects to be completed on time and on budget.

Our Design Vision

Our team collaborates with visionary land planners, civil engineers, architects, and landscape architects to design and create communities. They contain many of the components of “Traditional Neighborhood Design” and New Urbanism.” We begin with creating a welcoming streetscape featuring connectivity, walkability, enhanced architectural building features, and consistent use of lighting and street trees. We then progress to form and building function, integration of a mixture of housing choices, understanding building height and orientation as it related to the public realm. The inclusion and placement of public spaces and community parks is a high priority during the planning phase. In conclusion, creating neighborhoods with quality architectural features, greater housing choice, connectivity, walkability, and environmentally sensitive development techniques is our goal.

  • Chief Manager for Cambridge Communities of Tennessee LLC

    Rick is a Licensed Professional Civil Engineer and Residential/Commercial Contractor in the State of Tennessee.

    He has developed over 5,000+ residential lots for single and multi-family communities and designed over 100 communities in Middle Tennessee. This scope of work included directing overall company strategy, developing banking relationships, land acquisitions, entitlements, and master planning. He understands the necessary steps to provide the complete development process and systems to navigate from land acquisition, entitlements, funding through construction management.

    Extensive experience providing budget modeling and project pro-formas to meet stakeholder financial goals.

  • Partner

    Boone joined Cambridge Communities in March 2021. Boone specializes in site acquisition, deal structure analysis (financial and site plan). He is responsible for running the day to day company operations and manages field operations.

    Before joining Cambridge he was an Investment and Development Analyst at Greystar, and received his Master’s degree in Real Estate Development from the Carey Business School at The Johns Hopkins University.
